Atlanta Housing Development Trendy? Maybe so.


With interest rate hikes on the horizon many potential home buyers (and realtors) are wondering where the housing market is headed for Atlanta. In particular, where are the "hot spots" or trending development areas for the 2016-2017 real estate market? With both the millennials and baby-boomers in competition, the Atlanta area real estate offerings (and the suburbs surrounding it) could lead to some interesting housing development trends.

With so many baby boomers coming of age at the same time, demand is climbing for active living communities that offer the freedom of retirement without landscape maintenance, two-story homes (with stairs) and children around.  These communities are not your "granny's neighborhood" offering vibrant social life opportunities (restaurants, museums, fitness, golfing, entertainment venues) along with convenience to shopping, medical care and easy access to mass transit systems.

Outdoor-Green Space is Hot! With the enhancements and additions of the North Georgia trail systems including: the Atlanta Beltline, Chastain Park, Big Creek Greenway, Vickery Creek Trail, Silver Comet Trail and Noonday Creek Trail, outdoor enthusiasts are clamoring to hit the trails. Never has living close to green space been such a hot commodity for millennials and baby boomers alike.

The Film Industry is Booming. What do The Walking Dead, Dumber and Dumber Too, The Blind Side, Vampire Diaries and Real Housewives of Atlanta have in common? They were all filmed in what some are calling the "East Coast Los Angeles", Atlanta. With Tyler Perry's bid to purchase (and build a major movie studio on) a large portion of the now closed, Fort McPherson base, Atlanta is stepping up to be what many feel may be the world's largest film industry town. This appeal does not merely end with the many opportunities for economic growth but also with a booming real estate market for industry employees, commercial businesses catering to the film industry and the general fans that just want to be close to the action.

As the City of Atlanta's downtown neighborhoods become the trendy, residential centers everyone wants to live in, there is some forfeiture of space. Lofts, while exciting and highly sought after among the career crowd, can be very pricey. So many of the most popular areas are now hosting apartments and town homes as living options. While space can be a bit tight, these communities offer convenient shopping and community gathering holes (coffee shops, bars, restaurants, etc.) literally right outside the front door. In addition, for career professionals, the easy access to Marta means no longer having to worry about car upkeep.
